Kaya Palazzo is the largest of the Kyrenia-coast resorts run by the Turkish Kaya hospitality group, sitting on the Karaoğlanoğlu stretch a few minutes west of central Kyrenia. The property combines 261 rooms — including a distinctive swim-up suite category — with a private 2,000 m² beach, an adults-only pool, three named restaurants and one of the bigger casino operations on the island.
Location & access
The resort sits on the coast in Karaoğlanoğlu, on the same stretch as Merit Park and the various public beaches west of Kyrenia. The drive from central Kyrenia is around ten minutes; from Ercan Airport, closer to forty-five. The property is set back from the road behind landscaped grounds, with the beach on the seaward side.
Rooms
The 261-room mix is unusually deep. Deluxe rooms run 45 to 60 square metres in land-view or sea-view formats, with a double or twin layout plus a corner sofa. Above that, the property carries Grand, King and Royal Suites, plus Duplex variants. The standout category is the Swim-up Suites — rooms with direct private access from the terrace into a shared swim-up pool — split across King and Royal Swim-up tiers. Grand Suites add a French bed, a large living room, a Jacuzzi, two showers and a private balcony.
Beach and pools
The private beach runs along about 2,000 square metres of coast with a pier extending into the water — loungers, umbrellas and cabanas across the sand and deck. The main pool sits behind the beach for family use, with a separate adults-only pool reserved for guests aged 16 and above for a quieter swimming option.
Dining
The restaurant offering leans into branded concepts rather than a single buffet. Develi — one of Turkey's better-known kebab restaurant brands — operates on-property for grilled Turkish cuisine. The Greek Tavern covers Mediterranean and seafood. Istanbul Dragon runs Far Eastern and Chinese dishes. Bars and casual outlets fill in the rest of the day.
Spa, wellness and the casino
The spa and fitness centre runs massage rooms, saunas, Turkish baths and modern gym equipment — the standard luxury menu, executed at five-star scale. The casino is among the largest floors in North Cyprus, with slot machines, poker, blackjack tables and dedicated VIP rooms separated from the main floor.
Kids and family
Kids' club, mini club, playground and structured recreational activities for younger guests operate alongside the adult-focused parts of the resort. The combination of family programming and a clearly separated adults-only pool / casino floor makes Kaya Palazzo workable for mixed-generation visits.
